Terms of Service

1. Acceptance

By accessing or using Escrow ("Service"), you agree to these Terms. If you do not agree, do not use the Service. These Terms form a binding agreement between you and Escrow, Inc.

2. Description of Service

Escrow is an AI-powered email filtering tool for real estate investors. It connects to your email inbox (via Gmail or Outlook), classifies inbound deal emails, scores them against your investment criteria, and surfaces high-probability leads in a unified dashboard.

3. Eligibility

You must be at least 18 years old and legally able to enter into contracts to use Escrow. By using the Service you represent that you meet these requirements.

4. Your Account

  • You are responsible for maintaining the security of your account credentials.
  • You must notify us immediately at support@escrow.app if you suspect unauthorized access.
  • You may not share accounts or create accounts on behalf of others without their consent.

5. Acceptable Use

You agree not to:

  • Use the Service for any unlawful purpose or in violation of any regulations.
  • Attempt to reverse engineer, scrape, or copy the Service or its underlying models.
  • Use the Service to send spam or unsolicited communications.
  • Interfere with or disrupt the integrity or performance of the Service.
  • Access the Service via automated means (bots, scrapers) without written permission.

6. Your Data

You own your data. By using the Service, you grant Escrow a limited, non-exclusive license to process your email data solely to provide the Service to you. We do not use your data to train AI models or share it with third parties for advertising. See our Privacy Policy for full details.

7. Gmail API

If you connect Gmail, you authorize Escrow to access your inbox with read-only permissions. You can revoke this access at any time via Google Account Permissions. Revoking access stops future syncs but does not automatically delete previously synced data — contact us to request deletion.

8. Intellectual Property

Escrow and its original content, features, and functionality are owned by Escrow, Inc. and are protected by copyright, trademark, and other laws. You may not use our name, logo, or branding without written permission.

9. Disclaimers

The Service is provided "as is" without warranties of any kind. Escrow does not guarantee that deal scores or classifications are accurate, complete, or suitable for making investment decisions. You are solely responsible for any investment decisions you make.

We do not guarantee uninterrupted, error-free, or secure access to the Service.

10. Limitation of Liability

To the maximum extent permitted by law, Escrow, Inc. shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits or data, arising from your use of or inability to use the Service. Our total liability to you for any claim shall not exceed the amount you paid us in the 12 months preceding the claim.

11. Indemnification

You agree to indemnify and hold harmless Escrow, Inc. and its officers, directors, and employees from any claims, damages, or expenses (including legal fees) arising from your use of the Service or violation of these Terms.

12. Termination

We may suspend or terminate your account at any time for violation of these Terms. You may cancel your account at any time by contacting support@escrow.app. Upon termination, your right to use the Service ceases immediately.

13. Changes to Terms

We may update these Terms at any time. We will notify you of material changes by email or in-app notice at least 14 days before they take effect. Continued use after the effective date constitutes acceptance.

14. Governing Law

These Terms are governed by the laws of the State of Delaware, without regard to its conflict of law provisions. Any disputes shall be resolved in the state or federal courts located in Delaware.
